We are in need of a qualified, full time maintenance tech - some construction or property management background preferred, with a minimum of 12 months prior maintenance experience.
Candidates must have some of their own basic hand tools, reliable transportation, and be willing to work a flexible schedule, and be on-call for emergencies on a rotating schedule of coverage for weekends, evenings and holidays.
Maintenance technicians are responsible for completing make-ready repairs to all vacant units prior to move-ins, necessary repairs to occupied units, and preventative maintenance of the property interiors/exteriors.
This position would be under the direct supervision of the Community Manager.
Maintenance techs are responsible for completing assigned tasks in a safe, legal, and timely manner.

Summary:
Responsible for completing make-ready repairs to all vacant units prior to move-ins, necessary repairs to occupied units and preventative maintenance of the property interiors and exteriors under the direct supervision of the Maintenance Supervisor/Manager.
Responsible to complete assigned tasks in a safe, legal and timely manner.
Essential Duties and
Responsibilities:
? Participate in all types of maintenance projects.
Perform electrical repairs on items such as appliances, fixtures, switches, outlets, circuits, etc.
Perform plumbing work such as cleaning stoppages, replacing fittings etc Replace broken glass, tile, screens, garbage disposals, fixtures, appliances, draperies and locks.
Paint, interior and exterior.
Perform carpentry work such as fitting doors, freeing windows, replacing and building shelves, sanding and refinishing floors.
Assist in custodial work, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, etc.

Assist in grounds work when necessary, including grounds policing.
Repair concrete, masonry, roofing and fencing, when required.
Train/assist other staff members as requested.
Participate in on-call emergency schedule for evening, weekend and holiday coverage.
Assist in maintaining stock control and utilization of maintenance materials.
Assist the supervisor in scheduling annual apartment inspections.
Be responsible for refurbishing of apartments prior to resident occupancy.
Perform scheduled maintenance on all equipment based on the manufacturers recommendations and operating manuals.
Periodically inspect all units, buildings and common areas, performing repairs and janitorial assistance as scheduled.
Have knowledge regarding water and gas meter cutoffs, all apartment and fixture cutoffs, sewer clean-outs, and post a map of same.
Make sure storage areas and entrances are locked, and adequate lighting in those areas is maintained.
Have knowledge regarding contracts and suppliers, their services, goods and prices.
Assist in apartment follow-up inspections.
Assist in adequate stock of supplies and materials, assure workshop/storage areas are organized, clean and safe.
Compliance with work-safety rules Willingness to pitch in and work in areas other than strictly repair maintenance; i.

janitorial, custodial, gardening, delivering notices, etc.
Performs daily pool care.
Attend annual pool/spa operator training as needed.
Maintain strict confidentiality of all company, property and resident matters Ability to assist the supervisor in any area where needed.
