Job Description
LAND PROJECTMANAGER
POSITION
Summary:
Responsiblefor overseeing entitlement and development activity, and assisting infeasibility studies for appointed Oregon and Washington communities.
ESSENTIAL DUTIES AND
Responsibilities:
Provide feasibility study supportfor new land acquisitions, including assistance with the coordination ofthird-party studies, preparation of development budgets and timelines, andreview of property documents
Oversee entitlement approvals,such as approval of zoning, preliminary plats, construction plans and finalplats
In preparation of applications,planning and construction documents, supervise and coordinate with third-partyconsultants, including but not limited to, land planners; primary engineers;surveyors; environmental, geotechnical and traffic consultants; landscapearchitects
Obtain all required developmentpermits from applicable jurisdictions and provide assistance with the issuanceof building permits, as needed
Oversee all development relatedcontract administration, including bidding, contracting, constructionoversight, processing invoices and project close out activities
Oversee the timely completion ofall land development improvements, and provide periodic schedule updates, asneeded
Oversee all land developmentbudgeting, and provide periodic accounting review associated with the same
Timely secure applicable agency acceptanceof all land development improvements, including posting and release of allassurances, and procurement of reimbursements
During land developmentconstruction, oversee storm water pollution prevention program compliance, andprovide subsequent support to transfer such responsibilities to the homeconstruction team
Assist with the establishment ofHOA's, including initial budgeting, filing incorporation documents, preparationof CCR's and bylaws, and serving as a liaison or board member
As needed throughout the life of acommunity, support the sales and operations teams
As may be required to support the corporation'sorganizational structure, cross-train for other position(s)
Perform all other duties asassigned
EDUCATION AND ADDITIONAL REQUIREMENTS:
Four (4) six (6) years minimum relatedexperience, including emphasis in land development construction and contractadministration
Associate's or undergraduate collegedegree minimum, preferably in a major related to construction management or engineeringor other technical area of study
Valid unrestricted driver'slicense, auto insurance and reliable transportation
Experience withdevelopment-related agreements and related matters, including agency,reimbursement, land purchase, consulting and construction agreements, andentitlement documents
Local real estate knowledgepreferred
Advanced PC skills, including useof Excel, Word, and project scheduling
Strong financial and budgetingbackground
Ability to read, understand andimplement civil construction plans
Ability to multi-task and meetmultiple simultaneous deadlines
Excellent analytical and writingcapabilities
Strong communication andinterpersonal skills
Strong work ethic, team player anddeliver with a sense of urgency

PHYSICALREQUIREMENTS:
Requires the ability to operate a motor vehicle, readplans, climb stairs, bend, stoop, reach, lift, and move and carry materials andsupplies weighing 50 pounds or less. Finger dexterity is required to operate acomputer keyboard, occasionally for long periods.

The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
